The launch of COCO City in the Longhua submarket added 80,000 square meters (sq.m.) of retail accommodation, bringing the city’s total supply to 2.88 million sq.m. This mid-end shopping mall is Shenzhen developer Galaxy Group’s third offering in the city under the COCO brand. Fully occupied upon opening, COCO City is anchored by a China Resources Vanguard supermarket and benefits from convenient metro access to the city center. The project is expected to support rental growth and increased consumption in the densely populated residential area of Longua New District.

内容摘要:Major acquisitions in China fell 5% from the previous quarter to US$4.3 billion. Acquisitions in the residential sector fell 69% with only one major transaction recorded, while no major investment transactions were completed in the industrial property sector. The decreased level of investment in China was due to a number of factors including the higher levels of activity recorded in the fourth quarter of 2009, the traditionally quiet period during the Chinese New Year and investors turning more cautious in light of the stricter rules and controls governing real estate investment. It should further be noted that the US$4.3 billion worth of transactions was partly inflated by the US$2.2 billion Capitaland deal, which accounted for 52% of total transaction turnover in China.

内容摘要:In the second quarter of 2010, retailers continued to battle for hot prime shopping centres and drove the average ground floor rent up by 1.9% to RMB 32.1 psm per day. However, fierce competition among these new projects cut down the first floor rent, which declined 2.2% to RMB 22.6 psm per day. The new supply and take-up volumes continued to spike up. The overall vacancy rate drop by 0.6 percentage points q-o-q to 10.8%.
